What to send, what to ask, and how to keep the conversation safe.

Contacting an agent works best when your first message is specific. Agents handle many enquiries, and the clearest requests move fastest.

Before you send a message

Check the listing price, advance months, location, photos, available date, and verification status. If anything is unclear, ask before scheduling a viewing.

What to include

  • Your preferred viewing date and time.
  • Whether you need an in-person viewing or live video tour.
  • Your move-in or purchase timeline.
  • Your budget and whether it is flexible.
  • Any non-negotiables, such as parking, backup power, school proximity, or pet access.

Questions to ask

  1. Is the property still available?
  2. What exact amount is due before move-in or offer acceptance?
  3. Who receives payment, and what name appears on the receipt?
  4. Is the landlord or owner available for final confirmation?
  5. Are there service charges, agency fees, or maintenance fees not shown on the listing?

Keep communication traceable

If something feels wrong
