Safe viewings and payments checklist
What to confirm before viewing, reserving, or paying for a property.

Use this checklist before any viewing or payment. It is written for renters and buyers, but most points also apply to owners and agents.
Before a viewing
- Confirm the full property location or meeting point.
- Share the viewing plan with someone you trust.
- Ask whether the agent, landlord, owner, or caretaker will be present.
- Request a live video tour first if you are outside Ghana.
- Avoid late-night or isolated viewings.
Before paying any money
- Visit the property or complete a live video walkthrough.
- Confirm the person collecting payment is authorised.
- Request a written breakdown of rent, deposit, agency fee, service charge, and any other fee.
- Confirm the payment account name before transfer.
- Get a dated receipt tied to the exact property address.
- Keep screenshots of chats, payment proof, and signed documents.
Red flags
- "Pay now or lose it" pressure.
- A personal mobile money number that does not match the agent or landlord name.
- Refusal to provide a receipt.
- Photos that look inconsistent or too polished for the listed price.
- Requests to pay before any viewing or live video.
If you already paid and feel unsafe
Stop sending more money. Preserve evidence, contact your bank or mobile money provider if the payment was recent, report on Habivista, and consider reporting to the Ghana Police Service on 191.
